Property tax on a $700,000 home in 102 Canadian cities, ranked
The same $700,000 assessment costs $2,297 a year in North Vancouver and $16,259 in Chatham-Kent. This table ranks the 2026 residential property tax rate published by each of 102 municipalities, the largest in every province, and shows the bill each one sends on the same assessed value.
What the numbers show
- Rates differ 7.1 to 1, but the bill on a typical owner-occupied home differs only 2.7 to 1: from $2,548 in St. John's to $6,917 in Richmond Hill, with the median city at $4,661 (St. Catharines). Cities with expensive homes charge a low rate, so a low rate rarely means a low bill. This is 72 of the 102 cities, the ones Statistics Canada publishes assessed values for.
- Compare the same size of home and the picture is the same. The tax on 1,000 square feet of home, at each city's median assessed value per square foot, runs from $1,411 in St. John's to $3,659 in Victoria, 2.6 to 1, with the median city at $2,693 (Newmarket).
- The spread is 7.1 to 1. North Vancouver charges 0.328% of assessed value, Chatham-Kent 2.323%. On $700,000 that is $2,297 against $16,259 a year.
- The median city charges 0.98% (Caledon), or $6,875 a year on $700,000.
- The big-city rates are the low ones. Vancouver 0.34%, Surrey 0.34%, Calgary 0.66%. Cities with expensive homes raise their budget from a low rate on a high assessment. Small cities with cheap homes need a high rate, so a low rate does not mean a low bill.
- By province, the lowest median rate is in British Columbia (0.45%) and the highest in Nova Scotia (1.94%), among the cities in the data.
- Every rate is the total residential rate as the city itself publishes it for 2026, including the provincial education portion, applied to the assessed value, which is not the market value.

What a typical homeowner pays
Rates alone mislead, because a city with expensive homes can charge a low rate and still collect a normal bill. Here each city's 2026 rate is applied to the median assessed value of an owner-occupied home in that city, from Statistics Canada's Canadian Housing Statistics Program (2024 reference year). The result is the property tax bill on the middle home in each city, highest first.

The last two columns hold the size of the home fixed: the city's median assessed value per square foot of living area, and the 2026 tax on 1,000 square feet at that value. This holds size fixed instead of price, which answers the objection that a $700,000 assessment buys a different home in each city. It does not hold the type of home fixed: houses and condos are mixed together, and the assessment includes the land.
What this is not. It is an estimate, not a bill. The median covers houses, condos and every other owner-occupied type together, so a city with many condos shows a lower median than its detached houses would. Assessments are not market prices, and they are on different schedules: Ontario still uses January 1, 2016 values, which is what its rates are applied to, while British Columbia, Nova Scotia and New Brunswick reassess every year, so their 2026 assessments differ somewhat from the 2024 values used here. The per-square-foot values are medians across houses and condos and include the land. Halifax and Cape Breton are figures for the whole regional municipality, and Charlottetown has no per-square-foot figure. 30 cities are left out because Statistics Canada does not publish a figure for them: every city in Quebec and Alberta, plus Regina and Saskatoon. Your own bill is your assessment times the rate, and flat charges for water or garbage are extra.

How to read this
A city sets its rate by dividing the budget it needs by the total assessed value of every property in it. Where homes are expensive, the same budget needs a lower rate. That is why North Vancouver and Vancouver sit at the bottom and small cities with cheap housing sit at the top. To compare what people actually pay, compare bills on similar homes, not rates. The property tax calculator does that for any assessed value.
The assessed value is not the market value. Ontario still bills on January 1, 2016 values. British Columbia and Alberta use July 1 of the previous year. Quebec uses a roll that lasts three years. A rate applied to a stale assessment can look high or low against today's prices.
Confidence: 87 of the 102 rates are taken straight from a published city table. The rest were added up from published components or a per-$100 rate, and each city page shows the working.
